Coronation managing director Joseph Nahas said that around 60 per cent – or three of the five towers proposed for the site under the existing approved development application – will be designated as build-to-rent units. The project is believed to be the largest build-to-rent development currently slated for the Sydney market. “We very much view the Merrylands site as a seed investment for our build-to-rent business – whilst this property sector is relatively new to Australia, it is gaining traction and we see the robust potential,” Mr Nahas said, confirming that the build-to-rent projects will be focused in metropolitan Sydney. “Our goal will be to deliver 5000 apartments over the next seven years, and we believe that with our fully-integrated development and construction business, as well as our proven expertise in delivering multi-family residential properties across Sydney, Coronation Property will play a leading role in the establishment of the build-to-rent sector in Australia.” “Coronation agrees that the current tax and regulatory situation does put a lot of pressure on the financial viability of [build to rent]. Sydney’s New River City Comes To Life With Last Apartment Release

Coronation Property said they "left the best for last" at its masterplanned community along the rejuvenated Georges River in Liverpool. The final apartment release at The Paper Mill, The Foundry, is set to be released to market this April. The final offering includes a range of apartments from one bedroom to three bedroom apartments within the tower positioned to take full advantage of water views. The Foundry represents the first time that larger, three bedroom apartments will be available on higher floors within an apartment tower at The Paper Mill precinct, with most previously released, similarly configured apartments positioned close to, or at, ground level. With architecture and interiors by SJB Architects, The Foundry is the fourth and final stage release to the precinct currently taking shape on the former site of one of Australia’s oldest and biggest paper mills. The new release of apartments will also includea rooftop garden area spanning 1200 square metres that will be designed by award-winning landscape designer and media personality, Jamie Durie, as well as a rooftop pool that overlooks the picturesque Georges River. When completed, The Foundry will offer 198 apartments across 17 levels, and will be located on the southern corner of The Paper Mill precinct, where it will connect via landscaped walkways to the precincts’ other residential buildings. EXCLUSIVE Sydney developer Coronation Property has revealed the first look at its 54-storey residential and hotel tower, "8 Phillip Street", which will be Parramatta's first five-star hotel. One of the tallest proposed buildings in Parramatta, the tower will include 35 levels of apartments, a five-star hotel, rooftop bar and will integrate with the existing heritage St Andrew's Church and St Andrew's hall next to it. The tower will include 35 levels of apartments and a five-star hotel. Winning architect for the development, Woods Bagot, will use St Andrew's Hall as the entrance to the contemporary building. The tower will sit atop the existing hall and the spire of the St Andrew's Church will be part of the design of the building's lower levels, Woods Bagot's director Domenic Alvaro said. "We wanted to create a feeling of momentum and style, with vibrant activated spaces between buildings – this is an opportunity to redefine what people think about Parramatta," he said. Coronation's managing director Joe Nahas said "8 Phillip Street" will set the benchmark for mixed-use apartment projects not only in Parramatta, but internationally.
