Also known as the “Orange City” for its vast swaths of orange cultivation, property tax in Nagpur is applicable to all residential and commercial properties. Some key types of properties that are liable to be charged property tax in Nagpur include – residential properties (whether it is occupied by self or rented out), office buildings, flats, shops, factory buildings, warehouses, etc. The key use of the revenue collected through property tax is the development and maintenance of various public utilities. How NMC calculates property tax? The Nagpur Municipal Corporation (NMC) has nearly 8 lakh registered properties and since 1st April 2017, it has been imposing The property tax department of the NMC calculates monthly rent, from which it derives the annual rent of the property. The department levies 10 percent amount from the total letting value as general tax. Nagpur has been divided into six blocks on the basis of the ready reckoner rates of properties. The factors which are taken into consideration while calculating the property tax amount in Nagpur are as follows: • The properties which have a ready reckoner (RR) rate of above Rs 50,000 are considered to be in Block 1 with a value of Rs 11; properties with a RR value of between Rs 40,000 and Rs 50,000 are placed in Block 2 with a value of Rs 10. Nagpur: The property tax department of Nagpur Municipal Corporation (NMC) has proposed a hike in general tax by from 14% to 18% in five different slabs, and increase in five other taxes from existing 1% to 2%. “If okayed by administrator and municipal commissioner Radhakrishnan B, citizens will have to shell out higher NMC tax from 2023-24,” said a source. The property tax rate levied by NMC is much lower than many municipal corporations like Amravati, Nashik and Pimpri-Chinchwad. Since there is no general body, citing provisions of Maharashtra Municipal Corporation Act, the department has submitted a proposal before the municipal commissioner.

Nagpur: The Nagpur Municipal Corporation (NMC) has come under scrutiny due to the absence of a Records Keeper in its Property Tax Department. This revelation, brought to light through a Right to Information (RTI) application, raises concerns about transparency and accountability in government offices. The failure to appoint a Records Keeper undermines the objectives of good governance and highlights the challenges faced in the effective implementation of rules and regulations. The government expects citizens to follow the law and fulfill their duties, but there is a growing concern that the same government avoids accountability and violates rules when it comes to bureaucratic irregularities. Since the implementation of the RTI Act, officials have been uncomfortable with demands for transparency, leading to conscious efforts to undermine the objectives of good governance by exploiting loopholes in the system. The RTI application filed by Shankar Gulani, an RTI crusader with the Department of Archives, Maharashtra Government, revealed that no Records Keeper has been nominated in the Property Tax Department of the Nagpur Municipal Corporation.
