It is widely discussed about the properties across the Bangalore city with deviations, violations and irregularities of every kind, which were accorded or issued Katha Certificates by the BBMP, till date, few A Kathas and many B Kathas, are totally confused and worried about their future. • Is it possible under this E-Aasthi to legitimize or accept illegalities (deviations-violations-irregularities) and record the same in the property records? • Will it not invite judicial intervention? • B Katha (Arre Kaliya thera kya hogare) What will happen to this BBBBBBBBBBBBBBBBB`Katha? • The impact will be so tremendous, the genuine property owners are trigger happy and the others might find it too difficult to digest and manage. • The effects will be on the titles of the property, claimants, tenants and the actual possessors of the property. • Many tenants are not aware of the original owners of the property across the city and this issue will come up in couple of years.

In a move that aims to bring in more transparency, stamp out illegal transactions and cut out middlemen, property documents will now have a digital avatar and uploaded on DigiLocker. The khata certificate issued by the Bruhat Bengaluru Mahanagara Palike (BBMP) will have 46 kinds of information, including photo of the property, photo of the owner, property identity number (PID), apart from registration information. The BBMP is planning to introduce it in the east zone of Bengaluru followed by west, and eventually in all core areas of the city covering about 100 wards. This significant move by the BBMP will ensure transparency in real estate transactions and prevent property frauds. “Any step in the direction of hands-free operation without human interface is a welcome move. Once a property is registered and has been verified the automated system should take care of this. Minimum human interference is the need of the hour and will enable property investors to have the comfort of one painful step being eliminated. We are looking forward to the Government taking more such proactive customer friendly steps. These steps certainly enable the suffering Real-estate to have some relief,” says Suresh Hari, Chairman, CREDAI Bengaluru. With the new software, citizens can apply for Khata at the click of a button and also do property transactions online. All they need to do is submit relevant documents along with their Aadhar number. “The digitization of the Khata process is a step in the right direction for the real estate industry.
