As part of a city-development plan, the ‘Kathipara Urban Square’ featuring several amenities like food court, play area for children, parking lot and bus stop, was on Thursday inaugurated in Chennai by Chief Minister MK Stalin. The urban square, beneath the all time busy clover-leaf Kathipara flyover, was built at an estimated cost of Rs 14.50 crore. CHENNAI: In another two months, Chennai Metro Rail Limited ( “The purpose of the project is to develop the area beneath the intersection and attract commuters to the Alandur metro station,” a metro rail official said. It includes bus bays for MTC buses, parking lots for both bikes and cars, food stalls and kiosks, ATMs, kids play area, seating area and a landscaping bay. As a result, commuters entering the city could board an MTC bus at the bus bay, while those arriving in their own vehicle could park it under the flyover and could simply hop onto a metro train at Alandur. Recently, a foot overbridge was opened with escalators and elevators to link Alandur metro station with the airconditioned bus stop at Asarkhana, where both MTC and outstations buses entering the city stops. “Alandur metro station would be the closest, so the urban square would be linked with a pathway. With the opening of the urban square, we hope to see more footfall in the station,” officials said. With Alandur metro station being a transit point for many passengers travelling to the Porur IT hub, the urban square will also provide them with last mile connectivity through local buses.

The square is at the busy Kathipara junction that has to be crossed by vehicles from various areas and proceeding towards different destinations. Also, the new facility provides people an opportunity to refresh and continue their journey.

Price appreciation In global cities, the average presence of an urban square within walking distance from an apartment increased the price by 5% to 8%. The impact of price appreciation is more for newer apartments. Close vicinity (less than 100 metres distance) to an urban square increased the sales prices of apartments in new residential buildings by 15% to 20%. The commercial retail spaces within these squares command a premium in rentals due to higher footfalls. Looking ahead, there is a huge opportunity for Indian cities to benefit from entwining urban squares in their city planning. Indian cities have the immense potential of converting pockets of vacant land into an urban square which would be beneficial to citizens and add value to the authorities owning these land parcels. MTC buses from Poonamallee skip stops at Kathipara

Metropolitan Transport Corporation (MTC) buses originating from Poonamallee terminus and bound for Broadway skip the bus-stops at Kathipara flyover junction and Kathipara Urban Square. Due to this, commuters from St. Thomas Mount, Ashok Nagar, Ekkattuthangal, Guindy and Alandur are put to a lot of inconvenience. At present, the buses halt at a stop on Butt Road in Nandambakkam, after which they halt at Guindy. The two stops in between — Kathipara flyover junction and the Kathipara Urban Square — are skipped by the MTC crew. Services — 49, 49F, 597, 54, 549, 154, and 54M — are supposed to halt at these stops. “Commuters who want to go to Ekkatuthangal or Alandur have to walk down a distance of close to two kilometres,” says V. Jayachandran, a resident of St. Thomas Mount. The stop at Kathipara Urban Square was created recently when the square was inaugurated in December. The stop will be of immense help to the residents of Venu Street in Guindy, and Lawyer Jaganathan Street, Vembuli Subedar Street, and Eashwaran Kovil Street in Alandur. They earlier used to board buses from MKN Road bus stop at Guindy or from Alandur CMRL bus-stop to go to Grand Southern Trunk Road.

CMRL plan for urban square under Guindy flyover kicks off

CHENNAI: Soon, metro rail commuters and motorists can grab a bite to eat or relax by the lawns under the busy Kathipara clover leaf. Chennai Metro Rail Limited has begun preliminary work to license out retail space constructed as part of the intermodal urban square under the flyover at Guindy. Finishing touches are underway at the 50,000sqm (5.9lakh sqft) space beneath the clover leaf, which serves as a gateway into the city, with several facilities for seamless movement of commuters between different modes of transport. The urban square is built at an estimated ?14 crore. According to the tender documents, the urban square will have 56 shops spread over 3,089sqm (33,250sqft), a 454sqm (4,884sqft) children’s play area, 5,790sqm (62,323sqft) parking lot, 865sqm (9,311sqft) dining space, 3,048sqm (32,808sqft) pathway and toilet facilities. “The purpose of this project is to develop the area beneath the intersection and provide commuters with last mile connectivity,” an official said. The urban square also has an MTC bus pickup and drop facility. Once open, the intermodal hub will provide space for people entering the city in an outstation bus to relax, grab a snack and walk through the pathway to board a train at Alandur metro station. Stalin unveils Kathipara Urban Square, a modern and cultural identity of Chennai

The 5.92 lakh sq ft urban square was developed by Chennai Metro Rail Limited (CMRL) at a cost of nearly Rs 14 crore. The walls near the play area are dotted with murals and the Tamil alphabets have been installed around this square located under the clover-shaped Kathipara flyover at Guindy. Considering the massive area, signages have been installed throughout the square to guide people. An official release stated that the urban square reflects the modern cultural identity of the city. It was developed into four parts with the space towards the airport having eateries, retail shops, parking facilities and bus bay while the space towards Porur also houses retails shops, parking and bus bays. The space towards Ekkaduthangal has just retail shops and a bus bay while the remaining area has been converted into a lawn. As per the plan, buses will come into this square, drop people, pick up passengers and leave. “The square will provide seamless movement to various modes of transport. We will provide last-mile connectivity from the Kathipara to nearby areas which in turn will help improve footfalls to the Alandur Metro Station as well, “ a CMRL official said.
